Crystal Lofts Resident Selection Criteria

All residents must meet the following minimum criteria to be accepted for residency at Crystal Lofts. All existing residents are subject to the same criteria.

Applicant must provide a minimum of two (2) years residency information. An unsatisfied, unlawful detained action will be grounds for denial.

Please be prepared to provide the following: 1) Photo ID, 2) SS Number, 3) Proof of Income, 4) Three (3) most recent paycheck stubs, FIA, Social Security or VA print outs.

- The combined household income must be equal to or greater than two (2) times the rental dollar amount.

- Credit worthiness will be established, however, the following are grounds for immediate denial:

a) Inadequate Leasing Desk Score under 550.

b) Open Bankruptcy.


c) Unpaid Civil Judgment(s) within the last two (2) years.

- Criminal Background Checks will be completed on all prospective residents 18 years or over.

- CRIMINAL CHECKS/HISTORY/ACTIVITY/TERRORIST ALERTS: Any "Unacceptable Arrest/Conviction History" will be grounds for rejection of an application or termination of tenancy. "Unacceptable Arrest/Conviction History" includes, but is not limited to:

a) Arrest, conviction, incarceration or probation in the last 15 years for physical violence against persons or property.

b) Arrest, conviction, incarceration or probation for the manufacture or distribution of controlled substances in the last 20 years.

c) Arrest, conviction, incarceration or probation for rape, prostitution, or sexual deviation at anytime in past history.

d) Arrest, conviction, incarceration or probation for the illegal use of controlled substance(s) in the last 15 years.

e) Any household member is currently engaging in illegal drug use or if management determines that there is reasonable cause to believe that a household member's illegal use or a pattern of illegal use of a drug may interfere with the health, safety, or right to peaceful enjoyment of the premises by other residents.

f) Management determines that there is reasonable cause to believe that a household member's abuse or pattern of abuse of alcohol interferes with the health, safety, or right to peaceful enjoyment of the premises by other residents.

g) Arrest/felony conviction of any crime related to larceny, breaking and entering, and robbery in the last 15 years.

h) Subject to lifetime registration requirement under any state sex offender registration program. i. Having been evicted from any federal assisted site for drug related activity by any household member in the past 3 years from the date of eviction.

j) Persons who have a history for disturbance of neighbors, destruction of property or living habits at prior residence which would adversely affect the health, safety, or welfare of other residents will not be selected for occupancy.

k) Grossly unsanitary or hazardous housekeeping will be grounds for denial. This category is not intended to exclude households whose housekeeping is only superficially unclean or disorderly, if such conditions do not appear to affect the health, safety, or comfortable possession of other residents.

- LANDLORD VERIFICATION: Eligible applicants must have a satisfactory history of meeting financial obligations, including timely payments of rent. Judgments, a history of late payments of bills and/or rent will be grounds for non-selection.

- LANDLORD REFERENCES: Previous landlords will be contacted regarding the applicant's previous residency. A minimum of 5 (five) years prior residency or tenancy must be completed by the applicant and verified by management. Applicants with an unfavorable landlord reference will be denied. An unfavorable landlord reference is defined as any of the following:

a) Notification of unsanitary or hazardous housekeeping.

b) Notification of disruptive or dangerous behavior-including disturbance of neighbors, destruction of property, and/or criminal activities.

c) Court action for non-compliance with rent/occupancy agreements (including non-payment of rent)

d) One or more legal notices for non-payment of rent during any 12 month period.

e) Outstanding balance due to any previous landlord.

f) Eviction by a previous landlord (for any cause)

g) Notification of any fraudulent information from any previous landlord.

h) A history of untimely (late) rental payments.


- A non-refundable application fee of $30 is charged per person 18 years and over.

- CASH IS NOT ACCEPTED. Cashiers Checks or Money Orders should be payable to Crystal Lofts. This fee must be paid before your application is processed.

Independent Management Services " IMS ", the Managing Agent, will not accept liability for false or inaccurate information provided by the applicant(s). All applications are subject to final approval by Management.
