On-Site Management

 

An on-site office will be operated at each site as applicable. A Site Manager will be hired and trained by Independent Management Services. A Site Manager's duties include:  

  • Marketing and resident relations. Working closely with the Property Manager to ensure that goals and objectives are met. Receive, investigate and resolve resident concerns. 

  • Meet with new residents and thoroughly explain their rights and responsibilities.

  • Daily supervision of site maintenance personnel. 

  • Maintain employee files and attendance records.  Schedule work order requests and monitor timely completion.

  • Collection of monthly receipts. Establishing and maintaining a collection policy in conformance with applicable Local, State, and Federal rules and regulations. Preparation of non-payment notices and termination of tenancy notices, including follow-up with attorney to minimize collection losses.

  • Perform move-in and move-out inspections of all units.

  • Prepare appropriate paperwork to facilitate refunds or charges to tenants.

  • Perform daily grounds and common area inspections to identify any problem areas and take immediate, corrective action.

Attend periodic training seminars in areas that will benefit the property.
